SERVICES & FEES
Manged Service
Our monthly management fee is 11%, (minimum fee of £ 40.00 per month)
of the rental income deducted from rents received where possible. Fees
relating to each let tonew tenant(s) will be 50% of the monthly rental
income, deducted at source for each new tenant. A discount for Landlords
with more than 1 property is available.
Non Managed Service (Let Only)
Fee for each let to new tenant(s) on this service will be one month’s rent.
A discount for Landlords with more than 1 property is available.
Rent Collection Service
Our monthly rent collection fee is 6%, (minimum fee of £ 35.00 per month)
of the rental income deducted from rents received where possible. Fees
relating to finding the tenant on this service will be 75% of the monthly
rental income, deducted at source for each new tenant. A discount for
Landlords with more than 1 property is available.
Inventories
Our cost for inventories range from £ 50.00 - £ 100.00 depending on the
size of the property and if unfurnished or furnished.
Legionella Risk Assessments
Our cost for a Legionella Risk Asssessments is £50 per property which is
carried out by our own in-house trained and competent aseessor.
Floor Plans
We are delighted to now offer professional and accurate Floor Plans with
prices ranging from £60 - £100 depending on the size of the property.
Other
The asking rent does not include charges that may be payable before
and/or during the duration of the tenancy, therefore you may be
required to make one or more of the following permitted payments.
•
A refundable holding deposit of up to 1 week’s rent.
•
A refundable tenancy deposit of up to 5 week’s rent.
•
A payment to alter the tenacy agreement, when requested by the
tenant of upto £50 inc. VAT or reasonable costs incurred if
higher.
•
Payments associated with early termination of the tenancy
when requested by the tenant can vary.
•
Interest, at a rate of upto 3% above the Bank of England’s base
rate, for late payment of rent (which is more than 14 days
overdue).
•
A default fee for the replacement of a lost key or security device.
•
Payments to service providers in respect of utlities, communication
services, TV licence and Counil Tax.
•
Other payments, permitted under appropriate legislation,
including damages.
